Strategic Asset Management

There is a regulatory expectation that registered providers develop rounded asset management strategies.

Not only must these recognise the need for a structured approach to planned investment in homes, but also, where necessary, the need for more significant investment or a change in management approach. These requirements are set against the backdrop of tightening consumer regulation from the Regulator of Social Housing, the spotlight on damp and mould, evolving building and people safety requirements, the pursuit of net and increasing financial pressures.

Working closely with you, we help you to understand your overall asset performance in the context of your property market and organisational aims, from forensic detail at property level to overarching corporate outcomes.

Strategic asset management services we offer include:

  • Asset Management Strategies – as a trusted advisor to many housing providers, we support you to develop comprehensive asset management strategies using a tried and tested methodology – ARK’s Asset Management Wheel. This delivers long-term, deliverable strategies linking resident services, property performance and investment, regeneration and new development to the resources available.
  • Stock grading and performance – We have developed ASAP (ARK’s Strategic Asset Performance model) in order to add real value to our clients’ asset management strategies. The model provides information on the performance of rented housing stock at a granular level.
  • Stock option appraisals – ARK provides an end-to-end option appraisal service to assist with evaluation of underperforming housing stock (socio-economic and/or financial performance and return on investment) and recommendations for its future.
  • Stock rationalisation and growth – we have a history of supporting clients with the sale, transfer and acquisition of housing stock to support rationalisation and growth aspirations. Services we provide include programme and project management, market research, selection of sale, transfer or acquisition partner(s), through to sale, transfer or acquisition completion.
  • Investment modelling and retrofit – we support you to conduct comprehensive assessments of your housing stock’s investment, divestment, regeneration and net zero requirements. We also assist with evaluating financial capacity to meet all repairs, building safety and related standards and the ‘contracted’ obligations to customers and future planned investment and net zero requirements.
