Trident Group – Options Appraisal

Background

Trident Group is a housing association based in Erdington, Birmingham, which is made up of 3,500 homes and provides services to approximately 10,000 people across 15 local authorities in the Midlands.

Approach

ARK was asked to provide an Options Appraisal for one of Trident’s general needs schemes in Tipton. The scheme was suffering from antisocial behaviour, high void losses and was highlighted as requiring a detailed review by Trident’s asset grading model. The scheme consists of two separate four-storey blocks, one of which contains 28 flats and the other 31 flats.
A dedicated team was put together and overseen by ARK’s Director of Development, Vicki Tomlinson. Vicki was supported by ARK’s expert Senior Consultants Fred Keegan with further services provided by Lynn Somers of Bridgehouse Valuation Services and Nick Allen of Launchpadd Architects.

The team considered refurbishment, extension and redevelopment options for the scheme. Potential scheme layouts, financial appraisals and a scoring matrix were developed. ARK undertook stakeholder consultation, meeting with the Local Authority, Homes England and potential partners for the scheme.

Outcome

ARK developed a detailed report for consideration by Trident’s Executive and Board. The report provided a clear scoring matrix for each option and made recommendations for next steps.
