Selwood Housing – Shared Ownership Affordability Assessments

Background

Selwood own and manage almost 7,000 homes for rent and shared ownership in the southwest of England and they are growing.  Their ambition is to build 1,700 more affordable homes by 2034, to help tackle the housing crisis. As a charity, their surplus is reinvested into new homes, their existing properties and into their communities. 

Our Associates Allison Price and Kelly Thomas provided on-going support to the development, sales and marketing teams at Selwood Housing. Support was provided remotely or on-site as required.  

Approach

Selwood Housing identified a need for additional resource, to supplement their in-house development and sales team, to deliver their ambitious development programme. We were commissioned to provide that support. Broadly the key tasks associated with the service were:   

  • Site identification and scheme feasibility appraisal.  
  • Project management support. 
  • Marketing and development advice for shared ownership, market sales and market rent, including advice on product, pricing and sales strategy. 

Following the success of the service, we were subsequently commissioned to provide support with the affordability assessments of prospective shared ownership purchasers. This included the assessment of income and expenditure against Homes England’s shared ownership affordability criteria. 


Outcome

Selwood continue to deliver their ambitious development programme, hitting a huge milestone in February this year, which saw them hand over their 7,000th home. Our on-going support has enabled them to develop high quality homes at pace.
