CHADD – Asset Management Strategy

Background

The Churches Housing Association of Dudley and District provides a safety net of supported homes and community-based services for people in Dudley who may be experiencing crisis or challenging transitions, including homelessness, domestic abuse or requiring support with independent living. Their aim is to provide services that act as a springboard to a better future. They provide 290 supported homes.

Approach

CHADD had a limited understanding of its longer-term asset management strategy. The organisation has been through a lot of change and was great at providing maintenance services and in managing compliance. They approached us for support as they looked ahead to their new strategy.

We first undertook a review of all CHADD’s schemes, working closely with the management team to extract all relevant data. Drawing upon our local knowledge and experience, we then used this data to assess, individual scheme attributes.

The team developed a Strategic Asset Performance review (ASAP) for all CHADD’s schemes and assessed each in terms of both qualitative and financial performance.
We carried out further site and property visits to undertake specific option appraisal assessments, both for the design and financial perspectives.


Outcome

CHADD secured a detailed understanding of all current sale performance for the ASAP model.

We then produced a comprehensive Asset Management Strategy (AMS) which was reviewed and approved by CHADD’s Board. This included some clear strategic objectives to close and re-provide some sites.

CHADD has since progressed its strategy, which will lead to an improved asset base, better suited to customer needs, with enhanced long-term financial performance.

We have been retained to provide surveying support on some of the AMS implementation work.
