Aspire Housing – Sales and Shared Ownership

Background

Aspire Housing provides more than 20,000 customers with quality affordable homes and services across Staffordshire and South Cheshire.

Aspire holds around 8,500 properties which include general needs housing for rent and shared ownership, and supported housing and services to help older and vulnerable people live independently.  

Our consultant was appointed to an Interim Head of Development role managing the development delivery team, aftercare defects service and particularly related to this case study, the sales team. 

Approach

Our consultant line managed and supported the Sales Manager and her team to exceed previous sales outcomes and to beat the annual target for sales numbers and sales income. 

The sales manager was in her first management role and our consultant worked with the manager to enable their voice to be better heard particularly by the new business team who had previously paid too little attention to the sales team’s commentary regarding values and sales period. 

He worked with the team to revamp the sales recording forward plan and in the process improved the sales procedures. He worked with the team to demand more from the corporate marketing support to improve point of sale marketing as well as the website.  

Our consultant was instrumental in changing the organisation’s approach to the use of social media, particularly Twitter, delegating authority to the sales officers to increase output and followers and subsequently to drive enquiries. 


Outcome

Our consultant supported the Sales Manager and her team to exceed previous sales outcomes and to beat the annual target for sales numbers and sales income.  

The changes to Twitter lead to greater engagement with the customers.  

The Sales Manager role was better valued within the organisation.
