Golding Homes – Tenancy Support and Older Peoples Living Service

Background

Established in 2004, following the transfer of homes from Maidstone Borough Council, Golding own and manage just over 8,000 properties in Kent. They are the largest landlord in Maidstone providing homes for more than 21,500 people. 

Approach

Golding Homes asked us to complete a comprehensive review of its OPAL service, which included sheltered and semi-sheltered properties. We scrutinised the existing operational model and then completed an options appraisal looking at the potential opportunities to develop commercial approaches, the use of specialist technology and telecare solutions, the challenges and risks impacting the service and the future investment levels. 


Outcome

We produced a comprehensive report and recommendations relating to the operational service and the sheltered housing stock. This included considering modernisation of the service to offer a more flexible service model, redefining roles, and responsibilities within the team.  

We also recommended expanding the service to a wider client base to generate new business and increasing resident involvement activities and engagement. We considered the existing stock and future investment requirements which included lifeline provision and digital compatibility.
