Golding Homes – Lease Review

Background

Golding Homes manages over 8,500 homes and provides services to more than 29,000 people across Kent, they are the largest landlord in Maidstone. Their portfolio consists of social, affordable and market rent, shared ownership and outright sale.

ARK is a trusted organisation to Golding Homes, having worked with the housing association on multiple projects, including an OPAL service and digital lifeline review in 2021 plus the implementation of recommendations from an options appraisal for their repairs and maintenance delivery service in 2020.

Approach

Golding Homes was embarking on the first phase of a major operational transformation programme and required ARK’s skills, experience and expertise to support a Lease Review. They commissioned the review to enable them to fully understand, effectively manage and maximise the income from their Leasehold and Commercial portfolio plus to fully understand and effectively manage their estates and blocks that are subject to third party management agreements. They also want to ensure the services provided offer value for money for their residents.


Outcomes

The outcomes achieved for Golding Homes were:

  • A Residential Lease Matrix, that included 481 RTB/RTA leases and 519 Shared Ownership leases.
  • All leases were linked to the relevant standard lease/lease type so that their team can easily locate and understand the terms of each lease.
  • A Commercial Lease Matrix, that included 52 commercial leases and provided a summary of the standard lease terms and timelines.
  • A report outlining the main terms of their Third-Party Management Agreements.

Golding Homes are now able to effectively manage and monitor their leases, ensuring value for money services are provided to their customers.
