Futures Housing Group – Programme and Project Management
Background
Futures Housing Group is an innovative business which provides more than 9,100 affordable homes throughout the East Midlands, owns a social enterprise, a commercial development company and co-owns a further education provider.
We were approached to provide project support to the Development Director in the form of an interim Head of Development, to manage the development delivery team, Clerk of Works and the aftercare defects team.
Separately, we also provided additional interim development project manager support. In that role, our consultant took schemes from the pre-contract team, through to managing the development snagging and handover process.
Approach
We worked with the defects team to resolve a number of longstanding issues relating to road adoption, garden, driveway and other external issues as well as a particularly difficult problem relating to a defective bathroom.
Our consultant worked with the lead Development Manager to improve systems and processes, introduced a new monthly reporting document, and directly managed a complex scenario relating to the s278 road works, s38, and s104 completion. In addition to this, they dealt with the final snagging works where a second contractor had entered administration after the first also went bust leaving those works outstanding. The consultant’s hairs are fewer and greyer.
Outcome
We were able to resolve a s106 scheme where the developer has now accepted liability and is undertaking the road adoption as well as attending to garden drainage, driveway ponding and other longstanding defects. For some other more minor works the developer has agreed that the cost can be taken from the retention.
We have provided stability and management support for the director, the delivery and aftercare teams and directly intervened to resolve the complex s278 works scenario, procured and managed the contractor selection as well as commissioning new EA support to manage an NEC form of contract and managing the team to obtain the road approval and start on site.
Following on from this, we are currently managing a procurement review for development on behalf of the client.
