Julia Pirrie

Julia is a Senior Development Consultant with extensive experience in affordable housing delivery across the residential development sector.

With a career spanning multiple housing providers, she has successfully secured and delivered developments worth up to £45 million, working on strategic sites and leading programmes to deliver up to 500 new affordable homes annually. Her expertise encompasses the full development lifecycle, from land acquisition and financial viability modelling through to planning negotiations, contractor procurement, and on-site delivery across various procurement routes including land-led opportunities, Joint Ventures, partnerships, and Section 106 agreements.

Throughout her career, Julia has demonstrated versatility across multiple tenure types including supported living, market sales, older persons schemes, and general needs affordable housing. She has particular experience in asset regeneration and repurposing underperforming properties, as well as delivering complex schemes on strategic development sites. Julia’s technical capabilities include financial viability assessment, site design reviews, policy development, and process improvement initiatives. Her comprehensive understanding of the end-to-end development process, combined with strong negotiation skills and team leadership experience, enables her to drive successful housing delivery from initial opportunity identification through to practical completion.
